A Fire Island Bungalow Reimagined for Multi-Generational Living

Our client, an experienced real estate developer with a keen eye for value, approached us to transform his 1928 Fire Island bungalow. The original structure, a dark and confined single-story dwelling with three small bedrooms and one bathroom, was in need of a comprehensive update.

Our task was to reimagine this space into a bright, open vacation home within the existing footprint, catering to a multi-generational family that enjoys entertaining and cooking together. We collaborated closely with our client to develop a design that would maximize space and light while respecting the home’s historical character. Through our discussions, we learned of his desire for a welcoming retreat that could comfortably host his four adult children and numerous friends, all while maintaining a focus on low-maintenance affordability.

To realize this vision, we merged past and present elements. We preserved the original roofline to maintain local character externally, while exposing the wooden roof structure internally to showcase traditional building techniques. By wrapping the social areas with windows, we dramatically increased natural light, creating an airy, open atmosphere with extended sightlines — a stark contrast to the previously dark, enclosed interior.

The transformation focuses on enhancing health and well-being through connection to community, nature, and freshly prepared food.

We designed an expansive kitchen to accommodate multiple chefs, perfect for a family who loves to cook. The layout was carefully considered, positioning entertaining spaces to maximize daylight exposure and connection to the yard. The abundant windows bring the outside in while the bedrooms along the north benefit from cooler, darker conditions ideal for sleeping.

Accessibility was a key consideration in our design. We incorporated an ADA ramp, ensuring the home welcomes all guests with equal ease. Despite its modest footprint, the redesigned space efficiently accommodates various needs, allowing the family to host gatherings while providing quiet retreats for those seeking lower stimulation.

Throughout the process, we provided a strong design framework that allowed our client — who served as the project’s construction manager — the flexibility to make on-the-fly decisions during construction. This approach, combined with our specification of a color palette, clean modern lines, and budget-friendly finishes, ensured both aesthetic cohesion and cost-effectiveness.

The result is a light-filled, spacious home that respects its historical roots while embracing modern living. This renovation creates an unexpectedly bright, connected atmosphere primed for gathering and celebration — the perfect vacation retreat for our client and his loved ones.
